Removing the ledger is the moment of truth. On decks built before flashing was standard practice, the rim joist and sheathing behind the ledger are frequently rotten, sometimes badly, and no one had any way to see it.

That repair is not part of a demolition quote until we open it up, and we tell homeowners that in advance rather than surprising them with a change order.

The removal itself

• Wall closed in and made weather-tight, siding patched or matched
• Footings and posts pulled or cut below grade

Removing and rebuilding at once

If a new deck is going back in the same place, demolition and rebuild in one mobilization saves real money — one setup, one disposal run, one site restoration.

It is also the only sensible time to fix anything found in the wall, since it will be open and accessible anyway.

Footings you can leave and footings you cannot

If the new deck reuses the same layout, existing footings may be usable after inspection. If the layout changes or the footings are undersized for the new design, they come out.

Old footings left in the ground under a lawn are a nuisance to mow over and a problem for future landscaping, so we generally pull or cut them down.

The area behind the ledger will need patching regardless — that is expected and included. Matching older siding exactly can be a challenge and we will be upfront about it.

It gets repaired before the wall is closed up. It is priced when we can see it, not guessed at beforehand.

Do you haul everything away?

Yes. Old treated lumber goes to disposal — it should not be burned or chipped for mulch.
