Footings, Ledger & Framing
Footings below frost depth, a properly flashed ledger, correct joist spacing for the chosen surface, and a railing built to code.
The parts that make a deck last are all invisible once it is finished. Footings have to reach below frost depth so the structure does not heave through a Kentucky winter. The ledger has to be through-bolted and flashed. Joist spacing has to suit the decking, particularly if the boards run at an angle.
The design conversation — levels, stairs, where the sun is at six in the evening — is the enjoyable part, but it comes after the structural questions are settled, not before.
Do I need a permit?
Most attached decks above a certain height need a permit and an inspection. Requirements are set locally, so it is worth one phone call.
Rules vary between jurisdictions, and the thresholds that trigger a permit — height above grade, whether it is attached, total area — are set locally rather than by us. We will tell you what we believe applies and pull what is needed, but the authority on your specific property is your city or county building office.
It is worth doing properly. An unpermitted structural addition can surface awkwardly at resale.
Common questions
How deep do deck footings need to be?
Below the local frost depth, so seasonal freezing cannot lift them. Shallow footings are the usual reason an older deck has gone out of level.
Can you build over a sloped yard?
Yes — sloping ground mainly changes post heights, footing layout and whether stairs or multiple levels make more sense. It is very common here.
How long does a build take?
A straightforward single-level deck is usually a matter of days on site once materials are in; multi-level work and custom railings take longer. Weather and inspection scheduling are the variables.
